Here to Serve

I put your interests ahead of mine, wherever, whenever, however that looks.

Why work with Pete

A true Austin expert, and an advocate who fights for your money.

I've lived all over Central Texas, and I know each submarket the way you only can when you've actually lived there. Every pocket of this region has its own heartbeat, its own character and energy, and the right neighborhood comes down to matching that feel to how you actually want to live. Central and South Austin, Kyle, Buda, San Marcos, and the corridors between, I know them like the back of my hand.

Whatever we're doing, my job is to be in your corner and protect your money, negotiating hard, reading the fine print, and using everything I know about how these deals really work. Two of my deepest specialties: relocation, because Eugenia and I have both moved across the world and built a system for landing families here from a distance, and new construction, from more than a decade on the builder's side. More than 500 families later, I've sat in nearly every seat at the table, which is exactly why I can spot what other agents miss.

Meet Pete

A real person on your side of the table.

I'm Pete. I've lived all over Central Texas, I own here, and I've worked nearly every side of a real estate deal, from the builder's sales floor to representing buyers and sellers. That range is exactly what I put to work for you.

No call center, no pressure, no games. Just a straight answer from someone who actually knows these neighborhoods and how these deals really work.

Understand the table

Who works for whom on a new-build deal

No fearmongering, just clarity. The agent in the builder's model home is good at their job. It simply helps to know whose job that is, because I've had it.

The on-site sales counselor

Works for the builder

  • Paid by the builder to sell that builder's homes
  • Knows their community, not how it stacks up against others
  • Uses the builder's contract, written to protect the builder
  • Isn't there to tell you what's negotiable elsewhere
Pete, as your advisor

Works for you

  • I've sat in that on-site chair, so I know the playbook firsthand
  • I compare communities, builders, and incentives across the market
  • I read the contract for the terms that actually matter to you
  • I'll always be clear about how I'm paid, in new construction it's often covered by the builder

Bring me in before you register or sign at a model home. That's when representation matters most.

Radical transparency

How I'm paid, plainly

You shouldn't have to guess how your advisor gets paid. Here's exactly how it works, before you ever sign anything.

Buying new construction

The builder typically pays my commission directly. It isn't added to your price, and I still work for you, not them.

Buying resale

Buyer's agent compensation is negotiated, either offered in the listing or set in a signed buyer representation agreement with you. I'll walk you through the number and the agreement before you sign anything.

Selling your home

My commission is set in our listing agreement, discussed and agreed with you upfront. No surprises at closing.

Wherever you're starting

What are you trying to figure out?

Each path is a straight answer to a real question. No forms to fill out just to learn something.

An owner's eye

I look at every home the way an owner does.

I invest in and own real estate myself, so I don't just ask "do you like it?" I ask what it costs to hold, how it finances, how it might rent or resell, and where the long-term value and risk really sit.

That ownership lens helps you avoid the homes that look great on a Saturday but cost you later, whether you're buying to live in, hold, or eventually sell.

  • Holding costs & financingthe real monthly and long-term math
  • Rentability & resalewhere it matters for your plan
  • Maintenance, taxes & riskthe parts that surprise people later
  • Long-term valuebuying something that holds up
