Most first-time buyers are working from myths, not math. With a credit score of 580 or higher, FHA loans allow as little as 3.5% down, and grant programs can stack on top of that. Tap any card below for the real programs and numbers.

Down payment assistance

Programs most first-time buyers never hear about, and whether you qualify. Tap to see real programs and numbers.

  • TDHCA My First Texas Home: up to 5% of your loan as a 0%-interest second loan, repaid only when you sell, refinance, or pay off the home. Minimum 620 credit score.
  • TSAHC Home Sweet Texas: 3 to 5% as a straight grant that is never repaid, or a 0% deferred loan, open to any qualifying buyer. Minimum 620 credit score.
  • TSAHC Homes for Texas Heroes: the same 3 to 5% grant or loan, reserved for teachers, firefighters, police, EMS, corrections officers, and veterans. Minimum 620 credit score.
  • City of Austin DPA: up to $40,000 toward your down payment and closing costs, a 0% loan fully forgiven after 10 years in the home. Income limits apply.
  • Hays and Williamson county programs: similar assistance for Kyle, Buda, San Marcos, Round Rock, Georgetown, Cedar Park, and Leander buyers.

These can often stack with each other and with your loan type. I'll tell you honestly which ones you actually qualify for.

Your true monthly cost

  • Principal and interest based on your actual rate quote, not a rounded estimate.
  • Property taxes for the specific county and school district, which swing payments more than people expect in Central Texas.
  • Homeowners insurance, plus flood insurance if the property needs it.
  • HOA dues if the neighborhood has them.
  • Mortgage insurance (PMI or FHA’s MIP) if you are putting down less than 20%, and what it takes to eventually drop it.

I build this number for the specific address you are considering, not a generic calculator estimate.

Veteran and service member programs

VA loans and other benefits, explained simply if they apply to you. Tap for the details.

  • VA loans: $0 down for eligible veterans, active duty service members, and some surviving spouses, with no monthly mortgage insurance.
  • Funding fee can usually be rolled into the loan, and is waived entirely for veterans with a service-connected disability.
