The friendly person in the model home is a sales counselor representing the builder's interests — not yours. That's not a scandal; it's their job. The gap is that many buyers walk in without anyone representing them.

In many communities, the builder pays the buyer's agent's commission, which means having me represent you often costs you nothing extra — but that depends on the builder and the community, so we'll confirm exactly how it works before you commit.

Register me as your agent on your first visit to a community — even one you found yourself. It's one of the most valuable moves a new-construction buyer can make, because in most cases I can only represent you if I'm involved from that first visit.
